UrbanDev Solutions was born not out of a business plan, but out of a long-standing partnership. Martin Mambraku and Serge Bolgarschii first crossed paths working on the design and delivery of Parramatta Square—one of Australia’s most complex and high-profile mixed-use precincts. It was there that a shared approach became clear: commercially grounded, delivery-focused, and always thinking a few steps ahead.

That partnership continued across multiple chapters—delivering apartment projects together for a Queensland-based developer, and later working side by side as Development Directors at Anglicare. There, we were responsible for shaping and delivering a $2 billion pipeline of retirement living, residential aged care, affordable and social housing projects. These weren’t just developments—they were communities, requiring a deep understanding of governance, stakeholder alignment, and long-term impact.
